$99 Conformance Inspection

The best inspection value around -- A Licensed Technician will meet you at your property, examine the painted surfaces of the interior and exterior, visually inspect the soil, and take 3 dust wipes from the unit, all for $99 for the first unit, additional units done during the same visit are only $75 each.

What to expect from a Conformance Inspection:

  • 30-45 minutes per unit inspected
  • A Certificate of Conformance when cleared
  • A 14 day standard turn around time on reporting (we can do this faster for a surcharge, of course)
  • This inspection meets the Rhode Island standards.
  • Owners should have taken the Lead Hazard Mitigation Class before ordering the service

The Gold Standard of all Rhode Island Lead Inspections -- When the Rhode Island Department of Health wants to know about sources of lead in an apartment, this is what they use. A Licensed Lead Inspector will meet you on site and perform a very detailed examination of all painted surfaces. The scope of the inspection includes: every room, closet, common areas, and exterior painted surfaces, as well as, sampling of soil, water, dust, and paint. It can take up to 2 hours to examine each apartment because we look for the widest range of possible lead sources. On-going costs are another advantage of a Comprehensive Inspection because the annual reinspection costs are 50% off. If you want the “Cadillac of Lead Inspections”, nothing but a Comprehensive Inspection will do.

     Commonly used by sellers & buyers of real estate -- An Express Inspection is a
    Comprehensive Inspection (see above) that is scheduled within 24 hours and
    has a Report of Findings issued within 6 business days after the inspection. If
    you need a quick and thorough understanding of a property’s lead hazards.
     -- this one is for you.

If you need even quicker turn around the lab results can be expedited with results next day and the report day after that. What to expect from an Express Inspection:

Pre-Inspection Walk-Thru — $70 per half hour

If you want to dramatically improve the likelihood of passing your inspection on the first try, we can send a Licensed Technician out to your property to meet with you and show you what an inspector will be looking for, the needs of a particular property, the scope of an inspection, preparation procedures for inspections, and answer any other questions about the Rhode Island lead laws. This service is not always necessary for property owners on their second or third inspection, but we highly recommended a Pre-Inspection Walk-Thru for a landlord who has never had a property inspected.

Follow Up Visit -- $70 plus lab costs

Sometimes a property doesn’t pass on the inspector’s first visit. In order to complete the certification process, a second site visit is needed. In these situations, the inspector will simply verify that the needed repairs have been made and take the necessary lab samples to sign off on the certificate.

Landlord, Realtor and Insurance Agent Lead Classes - $20 

This is the famous Lead Hazard Awareness Class required by the State of Rhode Island for Certificates of Conformance. The very first thing a property owner should do is take this three hour class. The class explains what a landlord needs to do in order for their properties to pass inspection, explains the risks of lead poisoning, and talks about funding sources for repairs.

Realtors can take the Lead Hazard Awareness Class for continuing educational credits.  RI Lead Techs is a state approved provider for this course that will help them earn three credits toward their license renewals.

Insurance agents can also earn a credit toward their licensing requirements by taking the Lead Hazard Awareness Class.  The Department of Business Regulation allows us to award one continuing educational credit to insurance professionals.

At RI Lead Techs, classes are taught for landlords by landlords who are also certified instructors and inspectors. We use a variety of hands-on and classroom methods. Save yourself time, money, and aggravation -- take this class first before scheduling any inspection. Offered Tuesdays and Saturdays every week. Just give us a call to reserve a seat.

Owner Lab Samples

No property owner wants to be surprised by what we might find during an inspection.  Sometimes when Technicians samples water, soil, dust and paint, they come back to an owner with bad news that could require a property owner to do work they were not expecting.  When we take samples, we are legally obligated to document what we have done, keep a chain of custody, and record and report the results.

Some property owners want to know what’s in the material we are sampling before we sample it.  The Rhode Island Department of Health has encouraged us to process samples for others on the theory that the more people know, the better.  So, with the Department of Health’s blessing, property owners can submit samples to us and we will forward it to our lab.  When the results arrive, we will forward them to you and you’ll have no surprises when we inspect.
